Before you start

• Be clear on what you're keeping vs replacing — it drives the whole budget.
• Get the electrical and plumbing assessed early; hidden issues surface here.
• Plan where you'll live during heavy work if it isn't liveable.

During the project

• Agree a written timeline and a clear point of contact.
• Ask for regular site photos — especially if you're away or an NRI.
• Sign off on materials in writing before they're ordered.

Before handover

Do a proper snag-list walkthrough — switches, drawers, alignment, finish quality. A good studio expects this and fixes snags before calling the job done. That final 5% is what separates a renovation you tolerate from one you love.
